\n \n For standard property management, the rate at Parte is between \u20ac20 and \u20ac28 per lot per month.\r\n\r\nBy a lot, we mean, for example, an apartment, house, or commercial space within the co-ownership. For garages, a separate rate of \u20ac1 to \u20ac1.50 per garage per month applies.\r\n\r\nThese amounts give you a clear initial indication. For a concrete quote, we always look at your specific building. This way, you know what to expect in advance and we avoid giving you a standard price that does not actually fit your Owners Association. <\/span>\n <\/div>\n

\n \n Why does the price differ per building? <\/span>\n\n

\n \n A Property Manager never manages two identical buildings. The number of lots plays a role, but the way a building is organized, the technical complexity, the condition of the building, and the expectations of the co-owners can also differ.\r\n\r\nA building with a simple structure requires a different approach than a complex co-ownership with many common installations, different types of lots, or extensive technical files.\r\n\r\nThe size of the Owners Association also influences the price per lot. In a larger building, certain fixed costs can be divided over more lots. In a small Owners Association, the same fixed tasks are divided over a smaller number of lots. As a result, the amount per lot is usually slightly higher for a smaller building.\r\n\r\nThis does not mean that a small Owners Association is less important or receives less service. It simply means that certain tasks recur for every Owners Association, regardless of the number of lots. <\/span>\n <\/div>\n

\n \n At Parte, we believe that a property management fee is not just about an amount per lot. At least as important is what you receive in return.\r\n\r\nWithin standard property management, Parte is responsible for the administrative and financial follow-up of the Owners Association, the accounting, the organization and guidance of the general meeting, the annual reporting, and the follow-up of payments.\r\n\r\nCommunication with co-owners, the follow-up of suppliers, and the general administrative and technical follow-up of the building also belong to our services, within the normal operation of the Owners Association.\r\n\r\nWhen preparing a quote, we make a clear distinction between standard property management and any exceptional or additional services. This way, you know in advance which services are included in your fee and for which an additional cost may apply. <\/span>\n <\/div>\n

Yet that amount does not tell the whole story.\r\n\r\nA low base price can, for example, be accompanied by limited service or additional costs for services you do not immediately expect. As a result, an offer that seems cheaper on paper can ultimately turn out to be more expensive.\r\n\r\nAt Parte, we therefore do not want to simply offer the lowest possible price. We want to combine a correct price with a complete and professional service.\r\n\r\nFor us, transparency means that you know what you are paying and what you can expect in return. <\/span>\n <\/div>\n

\n \n We could choose to communicate the same amount for every Owners Association. That is simple, but in our opinion, not fair.\r\n\r\nA building with five lots is different from a building with fifty lots. A new building is different from an older building with many maintenance needs. And an Owners Association with simple common areas requires different follow-up than a building with extensive technical installations.\r\n\r\nThat is why we prefer to get to know your building first. In a short conversation, we get a better picture of the Owners Association, the situation, and your expectations. Then we can make a proposal that better aligns with what you actually need.\r\n\r\nNo standard price, but a fair price tailored to your building. <\/span>\n <\/div>\n

Smaller Owners Associations also deserve a Property Manager who works professionally, is accessible, and actively monitors the building.\r\n\r\nThat is why Parte not only has offices in large cities, but we are also present in smaller towns and rural areas. We believe that smaller co-ownerships occupy an important place in the future and want to offer full property management services there as well.\r\n\r\nFurthermore, we do not believe in a low-budget formula where you pay little but also receive less service. Nor do we want you to have to pay again for every additional question.\r\n\r\nOur ambition is different: smaller buildings must also be able to count on a professional and complete property management service. <\/span>\n <\/div>\n
