A small building does not mean there is little to manage.<\/strong><\/p>\n\n

Parte manages the largest and most complex buildings and residences in Belgium. That experience has taught us what professional property management truly requires: accurate accounting, strong administrative follow-up, well-organized general meetings, and above all, a Property Manager who takes responsibility when issues arise.<\/p>\n\n

Those same needs also exist in smaller buildings. An Owners Association with four, six, or eight apartments requires accurate accounting, a general meeting, administrative follow-up, and someone to ensure that issues are addressed just as much. The responsibility of a Property Manager remains significant, even when the number of units is limited.<\/p>\n\n

Yet, for smaller buildings, it is not always easy to find a Property Manager who treats them with the same attention and professionalism as a full-fledged client.<\/p>\n\n

At Parte, we believe things can be different. We therefore apply our experience with the largest complexes in Belgium to smaller Owners Associations as well.<\/p>\n\n

\n \n A small building is not necessarily simple <\/span>\n\n

\n \n At first glance, managing a small apartment building may seem simple. After all, fewer residents mean less administration. In practice, however, many of a Property Manager's tasks remain, regardless of the size of the building.\r\n\r\nEven in a small Owners Association, accounting must be maintained, payments must be monitored, and the annual general meeting must be organized. Decisions must be made, documents managed, and maintenance or repairs followed up.\r\n\r\nFurthermore, when something goes wrong in the building, it makes little difference whether there are ten or a hundred apartments. A technical problem, a dispute between co-owners, or an urgent repair requires a professional approach in both cases.\r\n\r\nA small Owners Association may have fewer units, but not necessarily fewer needs. <\/span>\n <\/div>\n

\n \n Why is the price per unit higher for a small building? <\/span>\n\n

\n \n This is a question we receive regularly.\r\n\r\nThe answer lies primarily in the fixed tasks involved in managing every Owners Association. Organizing a general meeting, maintaining accounts, preparing annual statements, and following up on administration takes time, regardless of whether a building consists of eight or eighty units.\r\n\r\nIn a large building, these fixed costs can be spread over many more units. In a small building, they are distributed among fewer units. As a result, the price per unit is relatively higher.\r\n\r\nThis is not a result of limited efficiency or a lower priority for small buildings. \n \n At Parte, we do not want to place small buildings in a separate category where they automatically receive a more limited service.\r\n\r\nWe do not believe in a formula where you pay little but also receive little. A low base price may seem attractive, but when you subsequently have to pay separately for various services, you ultimately no longer know what your property management actually costs.\r\n\r\nThat is why we choose a different approach.\r\n\r\nWe also want to offer smaller Owners Associations a full-fledged property management service. Clear agreements, professional follow-up, and a point of contact that takes responsibility for the management of the building. <\/span>\n <\/div>\n

We believe it is important to follow up on files, communicate clearly, and look ahead to maintenance, works, and future challenges.\r\n\r\nFor co-owners, this primarily means peace of mind. You do not have to constantly chase suppliers, administration, or open files yourself. \n \n Parte does not only want to manage the largest buildings because economies of scale can be achieved there.\r\n\r\nWe believe that smaller buildings are also part of the future of co-ownership. Therefore, we consciously choose to be present in various locations across Flanders and Wallonia, and not exclusively in large cities.\r\n\r\nOur offices are also located in smaller towns and rural areas. In this way, we aim to be close to our clients and provide smaller Owners Associations with access to professional property management services.\r\n\r\nTo us, a building is not interesting because it is large. It is interesting because the people who live or work there deserve good management. <\/span>\n <\/div>\n
