But when is a reinspection mandatory? Many owners and buyers are uncertain about the rules regarding electrical inspections. Below, you can read when an electrical installation must be reinspected and why this is important for both safety and liability.   <\/p>\n\n<p><strong>Does an electrical installation require periodic inspection?<\/strong><br\/>For a standard apartment in Belgium, there is no mandatory periodic reinspection every few years, unless it concerns a temporary installation or specific professional activities.<\/p>\n\n<p>However, there are two key situations in which an inspection is mandatory:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>Upon the sale of the apartment<\/li>\n\n\n\n<li>Following significant modifications to the installation<\/li>\n<\/ul>\n\n<p><strong>Is an electrical inspection mandatory upon sale?<\/strong><br\/>Yes. Upon the sale of an apartment, an electrical inspection is mandatory if the installation dates from before October 1, 1981. The seller must be able to present an inspection certificate to the buyer.  <\/p>\n\n<p>If the installation is non-compliant, the sale may still proceed, but the buyer is obliged to bring the installation into compliance and have it reinspected within 18 months of the notarial deed.<\/p>\n\n<p><strong>When must you have a reinspection after renovations?<\/strong><br\/>If you carry out significant modifications to the electrical installation, a new inspection is mandatory. This applies, for example, to: <\/p>\n\n<ul class=\"wp-block-list\">\n<li>Installing a new fuse box<\/li>\n\n\n\n<li>Extending circuits<\/li>\n\n\n\n<li>Completely renewing the wiring<\/li>\n\n\n\n<li>Major renovation works<\/li>\n<\/ul>\n\n<p>Minor interventions, such as replacing a socket or light switch, usually do not require a new inspection.<\/p>\n\n<p><strong>What about common areas in an apartment building?<\/strong><br\/>The electrical installations in common areas, such as stairwells, garages, or elevator installations, fall under the responsibility of the Owners Association. Stricter inspection obligations often apply there, especially for installations with increased risk. <\/p>\n\n<p>The Property Manager ensures the follow-up of these inspections.<br\/><br\/><strong>What if your installation is non-compliant?<\/strong><br\/>A non-compliant electrical installation can pose risks of fire or electrocution.
