The Property Manager plays no role in this, as they remain neutral and do not chair the meeting themselves. <\/p>\n\n\n\n<p class=\"p-subtitle subtitle-light\"><strong>The self-appointed chairman of the building<\/strong>....<\/p>\n\n\n\n<p>You know the type. That one resident who, at every general meeting, knows exactly how things should be done, who is at fault, and why the new mailboxes absolutely had to be dark blue. Before you know it, half the room is nodding along and your idea for that bicycle shed has vanished under the table again.  <\/p>\n\n\n\n<p>Welcome to the realm of the hallway bosses.<\/p>\n\n\n\n<p>It is usually not intended maliciously. Often it concerns someone who has lived there for a long time, has plenty of time, and holds a deep-seated conviction that without their intervention, the entire building would collapse within a week. The arsenal is always the same:  <\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>\"In my day, when...\"<\/li>\n\n\n\n<li>\"I know someone at the municipality who said...\"<\/li>\n\n\n\n<li>\"We have always done it this way.\"<\/li>\n\n\n\n<li>\"My son-in-law is a lawyer.\"<\/li>\n<\/ul>\n\n\n\n<h4 class=\"wp-block-heading\">Is the Property Manager responsible for this<\/h4>\n\n\n\n<p>No, and let us clarify something. Your Property Manager is not a schoolmaster who asks for a show of hands. A Property Manager organizes the general meeting, follows the agenda, and ensures everything is legally correct. However, the meeting itself is chaired by a co-owner, not by the Property Manager.   <\/p>\n\n\n\n<p>Does the majority of the votes present favor dark blue mailboxes? Then they will be dark blue. Period.  <\/p>\n\n\n\n<p>The Property Manager is neutral. Not a party involved. Not a referee with red cards. That may sound frustrating at times, but it is exactly what you want from someone who works for all owners.   <\/p>\n\n\n\n<h4 class=\"wp-block-heading\">What you CAN do<\/h4>\n\n\n\n<p>Here is the good news. You have more power than you think. You just have to take action.  <\/p>\n\n\n\n<p><strong>1. Attend the general meeting.<\/strong> It sounds clich\u00e9, but it is the foundation. Half the room thinks: \"The others will show up anyway.\" And then that one vocal resident sits in a half-empty room voting as if they are winning the Champions League final.  <\/p>\n\n\n\n<p><strong>2. Give a proxy to someone you trust.<\/strong> Are you truly unable to attend? Do not give your vote away randomly. Give it to a neighbor who will represent your interests. And do not worry: by law, the Property Manager may not accept a proxy, and no one may collect more than three.   <\/p>\n\n\n\n<p><strong>3. Prepare yourself.<\/strong> Read the agenda. Write down your questions. Vocal people win primarily because they appear better prepared, not because they are more right.  <\/p>\n\n\n\n<p><strong>4. Request a written ballot.<\/strong> You have the right to request a written ballot at the general meeting instead of a show of hands. Note: it is not entirely anonymous, as the minutes will record who voted for what. However, it is much more accessible. No hands in the air, no crossing glances, just quietly putting your choice on paper. For those who prefer not to be in the spotlight, it makes a world of difference.    <\/p>\n\n\n\n<p><strong>5. Form a coalition of quiet people.<\/strong> A building full of introverts still has ten introverts. Approach each other in the elevator before the meeting. \"What do you think of that bicycle shed?\" works wonders.  <\/p>\n\n\n\n<p><strong>6. Ask for the floor, and follow through.<\/strong> You do not need to shout louder. One well-formulated question directed at the chairman (\"May I add something to that?\") achieves more than ten sighs in the third row. <\/p>\n\n\n\n<p class=\"p-subtitle subtitle-light\"><strong>The silent majority is a myth if it remains silent<\/strong><\/p>\n\n\n\n<p>This is the core of the matter. Vocal residents do not win because they are right. They win because they are there. Every single time. With or without knowledge of the file.    <\/p>\n\n\n\n<p>The beauty of it is: as soon as one other co-owner speaks up, the entire pattern often breaks. People dare to join in, nods find their way to the corners of mouths, and suddenly there is just a normal discussion. <\/p>\n\n\n\n<p class=\"p-subtitle subtitle-light\"><strong>Give them some credit too<\/strong><\/p>\n\n\n\n<p>Often, behind that dominant behavior is someone who simply feels very involved with the building. Sometimes they are a bit lonely too. Not always, but often. A smile, a handshake, and the phrase \"Good point, may I add something?\" do more than a year of passive frustration.   <\/p>\n\n\n\n<p>And if all else fails: there is a bicycle shed waiting somewhere in your building.
