An apartment building requires regular maintenance and sometimes larger renovation works. Think of roofing works, facade renovation, elevator modernization or taking out a maintenance contract. On this page, you will discover which terms apply and how the Property Manager and the Owners Association organize these works.

1
Maintenance contract
A maintenance contract governs the periodic maintenance of technical installations in the building. Examples include elevators, heating systems, or automatic doors. Regular maintenance increases safety and extends the lifespan of the installations.
2
Repair works
Repair works are tasks required to fix damage or wear and tear to the building. These can be minor or major works. Depending on the scope, the Property Manager or the General Assembly makes the decision.
3
Roofing works
Roofing works include maintenance, repairs, or a complete renovation of the roof. Since the roof is usually common property, decisions regarding it are made by the Owners Association. A well-maintained roof prevents moisture and insulation problems.
4
Facade renovation
A facade renovation restores or renews the exterior facade of the building. This increases safety, appearance, and often the energy efficiency of the building. Major facade works usually require a decision by the General Assembly.
5
Elevator modernization
During an elevator modernization, an existing elevator is adapted to current safety standards. This increases safety and extends the lifespan of the installation. In some cases, modernization is legally required.
6
Elevator inspection
Elevators must undergo mandatory inspections at regular intervals. This ensures that the installation can be used safely. The Property Manager oversees timely inspections and the follow-up of any remarks.
7
Quote
A quote is a price proposal for works or services. For larger assignments, the Property Manager often requests multiple quotes so that the Owners Association can compare different providers. The General Assembly usually decides which quote is approved.
8
Supplier
A supplier provides goods or services to the Owners Association. Examples include cleaning companies, energy suppliers, or maintenance firms. The Property Manager manages these collaborations and follows up on the contracts.
9
Contractor
A contractor carries out maintenance, repair, or renovation works on the building. They work based on an agreement with the Owners Association. The Property Manager oversees the correct execution of the works.
10
Fire safety
Fire safety includes all measures that limit the risk of fire and increase the safety of residents. Think of fire extinguishers, emergency lighting, and smoke detection. The Property Manager oversees compliance with legal obligations.
