Energy performance, technical installations, and sustainability are playing an increasingly important role in apartment buildings. Terms such as EPC, EPC for Common Areas, asbestos inventory, and collective heating systems are therefore being mentioned more and more often. EPC
The Energy Performance Certificate (EPC) indicates the energy efficiency of an apartment or building. The certificate is mandatory for sales and rentals. A better EPC score often increases the value of a property.

EPC for Common Areas
The EPC for Common Areas assesses the energy performance of the shared parts of an apartment building. This is a legal requirement for many buildings. It helps the Owners Association plan energy-saving investments.

Asbestos Inventory
An asbestos inventory indicates whether asbestos is present in a building. For certain buildings, this is legally required upon sale. The certificate helps ensure that renovations are carried out safely.

Electrical Installation Inspection
Electrical installations must be inspected periodically in accordance with applicable regulations. This guarantees the safety of residents and visitors. Identified defects must be repaired in a timely manner.

Collective Heating System
A collective heating system heats multiple apartments from a single central installation. Costs are divided according to the agreed cost allocation key. Regular maintenance is a legal requirement and ensures efficient operation.

Utilities are basic services such as water, electricity, gas, and internet. Some facilities are individual, while others are managed collectively. Costs are divided according to the rules of the co-ownership.

Renovation Fund
A renovation fund is a financial reserve specifically built up for future renovation projects. This allows large investments to be better spread over several years. This prevents unexpectedly high contributions for the co-owners.
