Property Manager reviews: what do they really say?

You are looking for a good property manager and you check reviews. This is logical. However, in this sector, you need to know how to read those reviews, otherwise you might draw the wrong conclusions. This is not a page intended to explain away our reviews. A one-star rating remains a one-star rating, even after a thorough explanation.

Why do property managers rarely achieve five stars?

A property manager manages your co-ownership. This means making decisions that not everyone likes: maintenance costs, meeting obligations, legal proceedings against owners who do not pay. The satisfied owner who pays their invoices and has no problems does not leave a review. The owner who received a negative decision does.

This pattern is visible with almost every property management company in Belgium. It says something about the sector, not necessarily about the quality of the service.

How should you read reviews correctly?

Do not look at the average, but at the pattern. Are complaints structural (poor communication, errors in billing, unreachability) or do they concern decisions with which someone disagreed? The former is a problem. The latter is a property manager doing their job.

Also pay attention to how a company responds to negative reviews. Is there listening, acknowledgement, and explanation? Or does it remain silent?
