The agenda determines what is discussed.

Before the General Meeting, all owners receive an invitation with the agenda.
This agenda includes the topics on which information will be provided, or which will be discussed or voted on during the meeting.

The General Meeting is therefore not a meeting where any topic can simply be added at any time.

Would you like to discuss something yourself?

Do you have a question, proposal, or issue that you believe should be discussed by the co-owners?
Then you can request to have it placed on the agenda.

Submit your topic for this to the Property Manager in a timely manner, according to legal agreements: at least 3 weeks before the 15-day period in which the General Meeting must take place.

Why is this important?

The other owners need to know in advance what will be discussed during the meeting.
This allows them to prepare, review information, and take a position.

An important topic should therefore be included on the agenda in advance.

The 15-day period

For a General Meeting, a legal deadline applies for sending the notice and the agenda.
In principle, the notice must be delivered to the co-owners at least 15 days before the General Meeting, subject to legal exceptions.

This also means you should not wait until the last minute if you want a topic to be addressed.

Our advice

Do you have something you want to discuss during the General Meeting?
Submit it as soon as possible to the Property Manager.

This allows sufficient time to correctly assess the topic, place it on the agenda, and – if necessary – collect the required documents or quotes.

Is something not on the agenda?

Not every new topic can simply be added during the meeting.
This protects all owners: everyone must be able to know in advance what decisions can be made.

Agenda = preparation = correct decision.

Then do not wait until the evening of the General Meeting. Submit your proposal to the Property Manager in good time.
